How Much Does a Building Permit Cost?

Building permit costs vary by city, project type, and project scope. Typical fee ranges across U.S. cities:

  • Shed permit: $50-$300
  • Deck permit: $100-$500
  • Fence permit: $0-$200
  • Pool permit: $300-$2,000
  • Pergola permit: $50-$300
  • Garage permit: $200-$800
  • Hot tub permit: $50-$200 (electrical permit)
  • ADU permit: $1,000-$5,000+

What Affects Permit Cost?

Several factors influence your total permit cost: the project type and complexity, the estimated construction value (many cities charge a percentage), your city's specific fee schedule, additional permits required (electrical, plumbing, mechanical), plan review fees (typically $50-$200 extra), technology and surcharge fees, and inspection fees.

Beyond the base permit fee, budget for plan review fees (25-65% of the permit fee), inspection fees if charged separately, impact fees for new construction, and technology surcharges (many cities add 3-10%). The total cost of all permits and fees can be 1.5-3x the base permit fee.
